Current Situation of Property - Zoning


NWS33 - Maple Ridge       Lot Size: 383,844sqft

Set Back # 1  Fortis Gas  Main High Pressure Gas Line   30m by 320m = 103,334sqft

Set Back # 2  City of Maple Ridge  15m by 320m = 51,667sqft

POTENTIAL Zoning:

RM-1 zoning Low Density Townhouse 0.6 of land area 230,306sqft of building @ 1400sqft 

3 story townhomes are about 164 homes.

Depending on the style and design from a Developer, that number could vary. WE will use a formula of 160 homes, that could potentially fill the property.

Developer’s Point of View - RM-1 Zoning

Cannot build on setbacks, however roads and paths are possible. 

RM-1 Low Density @ 0.6 of land area. Additional Density @ 0.75 of land area possible

383,844 sq ft of which 230,306 sq ft can be built out. But cannot be placed on 155,000 sqft of set-backs. Also, the homes are limited to 6 in a building (one block), not to exceed a length of 45m (147.4ft) There is a potential for 184 homes @ 1250 sq ft or 143 homes @ 1439 sqft, on the property with set-backs. Leaving room between buildings and access to internal streets and parking.

HOWEVER, to take advantage of the design of housing that a Developer would build, we decrease the width of the homes with a minimum of 16 ft wide, which would give room for the 160 homes to be built, depending on design and size. See Townhouse suggestion.
